Why Aeration & Overseeding Matters
Most Central NJ lawns sit on heavy clay soil that compacts hard over a summer of foot traffic, mower weight, dry spells, and pet activity. Compacted soil means water runs off instead of soaking in, roots can't spread, and the grass gets weaker year over year regardless of how much fertilizer or water you throw at it. You can fertilize and water a compacted lawn forever and get marginal results. Aerate once and suddenly everything else you do starts working better.
Core aeration means pulling physical plugs of soil out of the ground — not just poking holes (that's 'spike aeration' and it's mostly useless because the soil compacts further around the spike). A walk-behind core aerator pulls 3-inch plugs across the whole lawn. Those plugs break down on the surface over the next few weeks. What's left behind is loosened soil structure, dramatically better water infiltration, and thousands of perfect little pockets for new seed to land in.
Overseeding at the same time as aeration is a force multiplier. The plug holes are ideal seed-bed conditions — perfect soil contact, protected germination environment, exactly the depth seed needs to start. Aeration alone helps. Overseeding alone helps. Together they're transformational. Our standard recommendation is both at once, every fall, for any lawn that's not in perfect condition.

Our Process
Aeration and overseeding is typically a same-day service. We arrive with the aerator and seed pre-measured for your property (we calculate the right amount during the walkthrough estimate). The crew first runs the aerator across the entire lawn in two passes (one in each direction) to ensure full coverage. Plugs are left in place. Then the broadcast spreader applies seed evenly across the lawn, with hand spreading on tight spots and bare patches. Optional starter fertilizer goes down at the same time. Total visit time is usually 2-4 hours depending on lot size. We leave you with the watering schedule and a clear sense of what to expect over the next few weeks.
Pricing & What to Expect
Aeration + overseeding pricing depends on lot size and grass type. Most Central NJ properties pay $300-$650 for the combined service on standard residential lots. Aeration-only (no overseed) runs $200-$400. Overseed-only (no aeration) runs $150-$300. Larger properties price by walk-through. Premium seed blends or large bare-patch repair work add to the base.
